Vining Management acted on behalf of Kingspark and then Parkridge Developments in managing their investment interests at this large and intriguing piece of real estate. Brighton marina is 27 acres of real estate within a sea wall and all the commercial properties were controlled by the client. This includes Virgin’s most profitable cinema, several restaurants, a factory outlet village, a bowling alley, gym and many other assets. Further VML supported the client in designing a new retail block with hotel over.

Initial works comprised the total refurbishment of the main multi storey car park on the development and the completion of the bowling alley , gym, extended McDonalds and external works around. Further development work required the design and tendering of the new ‘Exhibition Site’ which included extensive retail, leisure and a hotel as well as further residential units. Raising of the sea wall to deal with rising sea levels was also required and overall liason with all of the interested and tenanted parties was essential.

The nature of a marina presented all sorts of new and unusual challenges for management. The service charge regime was convoluted and the harshness of the marine environment meant that all design and materials selection for any construction or repair work had to be exceptional
